What follows is an explanation from a Realtor about the
methods used by Zillow

   We had a meeting in our office with people from Zillow last year. After their presentation, there was an extensive Q/A period. I came away with a better appreciation of why I have such distaste for their capabilities and methodologies. Note the following:

- Their estimates are based primarily upon tax assessments including square footage, finished space and how other places in the nearby market have fared with similar database characteristics. As a result, there is no identification of changes like increasing finished space (like a finished basement), etc.

- If there are not enough sold units in the same community, they do a radial expansion of the area covered to include properties in other neighborhoods. This is done with no knowledge of the area, neighborhoods, shopping, consideration of special neighborhood features, etc,

- There is no consideration of changes that have taken place within a property, for example upgraded kitchens, bathrooms, decks, screened-in porches, floors, etc., etc.

As a result, the estimates are only relevant at all in large tract-like neighborhoods where there are a few models and lots of sales activity. Custom home estimates are terrible. I actually did a Zillow estimate and another database estimate on a home in our area and found a $500,000 variance on a property worth about $1.5 Million.
